Wallenpaupack Lake Estates Community Info

This article was originally posted on my new blog dedicated solely to Wallenpaupack Lake Estates. While that blog is under development, I decided to repost the article here.



Located along the shore of 5,700 acre Lake Wallenpaupack, Wallenpaupack Lake Estates (WLE) is an amenity filled community in Wayne County, in Northeast PA.

WLE came into being in the early 1970's. The Wallenpaupack Lake Estates Property Owner Association was incorporated in 1973, and the community continued to grow and add amenities throughout the next several years.

Wallenpaupack Lake Estates as you see it today is truly the fruit of many years of work, labor, and cooperation by the property owners.

Highlights of WLE Amenities

This is a brief overview, providing info on most of the amenities offered by WLE.

Adult Lodge: As the name suggests, this lodge is a gathering place for adults (21 and older.) No, it is not a place for naughty shenanigans! Features of the Adult Lodge include a pool table, shuffleboard, TV, etc. Arrangements for use must be made with the Main Office. Located near the Rockledge Pool Complex.

Rockledge Pool Complex features a gorgeous outdoor swimming pool situated along a stunning rock wall. Residents also enjoy bocci, shuffleboard, volleyball courts, a picnic area and a snack bar.

Beaver Lake Pool Complex has a regulation size pool, picnic area, tennis courts (reservation required), and snack bar.

Craft Shop: This seasonal shop is run by volunteers and offers items crafted by WLE residents and WLE branded clothing.

Deer Lake and Beaver Lake: Each offer a swimming beach, boating and fishing facilities. These lakes are non-powerboat and are perfect for paddle boats, canoes, kayaks, and just lazing about on a warm summer day.

Game Courts: Play tennis, basketball, handball, horseshoes; roller blading is also available.

Main Clubhouse: Fully equipped, open for WLE Association and Recreation events. Take a dip in the indoor pool!

Also noted on the Amenity Map is a skateboard park, ballfield, and campgrounds. Wallenpaupack Lake Estates truly offers something for everyone.

Wallenpaupack Lake Estates yearly association dues are just under $1400 (subject to change). Water and sewer fees are included in these dues. When purchasing a home or lot in WLE, all new property owners are required to pay a one-time capital improvement fee, usually the same or slightly less than than one year's worth of dues. Call or email for current dues and fees.

Do You Know What Your Real Estate Agent is Doing?

Recently, a colleague told me that she was trying to set up an appointment to show a property to her buyer. The MLS sheet said "Call office for directions." So, my agent friend called the listing office.

Basically, this agent was given the run-around - there was nobody in the office able to give her directions to the property.

When the agent informed the buyer of this strange happening, he decided to call the office himself. He said to the person who answered the phone: "Hello, this is Jim Buyer, and I saw this property on your website. I would like to drive by and see it - could I have directions?"

Without hesitation, he was given directions....they probably assumed he would come back to their office if he wanted to make an offer or see the inside.

I'm sure my colleague's client does not have a favorable impression of that particular office...and I doubt that he will keep his experience to himself.

Another agent I know had similar problems with another office - she contacted the listing office to set up an appointment to show a property to her client. After leaving several voice messages that went unreturned, she finally got in touch with someone who was very reluctant to give her an appointment. He finally said "The sellers are too busy."

We all know *why* these offices are doing stuff this. They do not want other brokerages to show their properties because they do not want to co-broke the commission if that other office sells the property.

The question is: do the sellers know this, and do the sellers approve? Would a seller be happy to know that potential buyers are being hindered from seeing their property simply because of the greed and ego of their listing office?

When I list a home for sale, my first loyalty is to my seller and it is my fiduciary duty to make sure that every opportunity for sale is encouraged. If a competing office wants to show "my" listing, I'm thrilled! I put as much info on the MLS as I can and do everything in my power to make it easy for another agent to show the property to a potential buyer.

There are many ways in which an uncooperative agency can hinder the sale of your property. Be sure that the agent you choose to list your home with is willing to fully cooperate with agents from other brokerages...otherwise, your home may sit on the market longer because other agents can't show it to their clients.

Lake Wallenpaupack or Lake Ariel...Which Is It?

Sometimes, figuring out rural communities can be downright confusing...especially if a tourist destination like Lake Wallenpaupack is a major part of the community. Making it even more interesting is the fact that Lake Wallenpaupack straddles the border between Pike and Wayne counties, and some of the names of geographic boundaries cross over as well.

For instance, in Wayne County, we have Paupack Township. But over across the border in Pike County, we have the little "town" of Paupack, which has nothing to do with Paupack Township. (I use the term "town" loosely - Paupack as a town has a post office...that closes every day for lunch. Tafton has a similar post office, but it also has a deli, gas station, and other businesses.)

As if that were not enough, Wayne County and Pike County each have their very own Palmyra Township, cleverly referred to as Palmyra Wayne and Palmyra Pike.

Dare I even get into the Hawley address system - the Hawley Boro is in Wayne County. However, the Hawley post office handles the mail for a good portion of Pike County, serving parts of Lackawaxen Township (but the town of Lackawaxen has its own post office) and Blooming Grove Township (even though Blooming Grove and Lords Valley do not have their own post offices, they are often referred to as if they were their own little town.) This makes writing posts for Localism.com a challenge!

Anyway, my point (yes, I'm getting to it) is that I've noticed a lot of people are confused by Lake Ariel addresses when it comes to searching for Lake Wallenpaupack lakefront and lake rights property for sale. A home is listed as a Wallenpaupack lakefront...yet, it says Lake Ariel?

"Is it in Lake Ariel or Lake Wallenpaupack?"

Well, hopefully it's not IN either lake (sorry...lame joke.)

Lake Ariel is truly a lake in Wayne County, but it is also the name of a town. The Lake Ariel post office serves homes around Lake Ariel and Lake Wallenpaupack.

Lake Wallenpaupack is not a town. You will not see addresses (correct ones, anyway) that say "1234 Smith Road, Lake Wallenpaupack, PA."

When searching the MLS be sure to look for Lake or Waterway Info on the listing sheet - it will tell you if it's on Lake Wallenpaupack or Lake Ariel. Don't be fooled by the address alone.

Clear as mud?

To further muddy the waters, some properties listed as "Wallenpaupack lakefronts" may have access to Lake Wallenpaupack, but the actual lakefront is on a different lake - such as a community lake in Wallenpaupack Lake Estates. Pay careful attention to the description.
